Upon arrival, tenants may be welcomed in person or, when more convenient, access the apartment via a secure key locker. In such cases, the host will subsequently visit to provide a guided tour of the apartment, explain its features, and answer any questions to ensure a comfortable and informed stay.
☕ Kitchen and Essentials
The kitchen is equipped with basic items for breakfast and everyday cooking. Tenants are kindly asked to replenish any consumables they use, ensuring the same level of convenience for future occupants.
🌿 Patio and Green Wall
The patio’s vertical garden is a distinctive feature of the apartment. Although it is supported by an automatic irrigation system, tenants are encouraged to water the plants occasionally to help maintain their condition and vitality.
🛜 Wi-Fi
High-speed 5G internet is available throughout the apartment.
🚫 House Rules
To preserve the quality of the space and ensure a respectful environment, the following rules apply:
🚭 Smoking is strictly prohibited inside the apartment.
🐾 Pets are not permitted.
🎉 Parties, gatherings, or events are not allowed.
🌙 Quiet hours must be respected, particularly during evenings, nighttime, and weekends. Tenants are kindly asked to be considerate of neighbours and maintain a peaceful environment at all times.
🧼 Cleanliness, Maintenance & Property Care
For stays longer than one month, a professional cleaning service is scheduled twice per month:
• One cleaning visit is covered by the tenant
• One cleaning visit is covered by the landlord
Cleaning dates will always be communicated in advance.
🛋️ Tenants are kindly expected to maintain the apartment in a clean, respectful, and orderly condition throughout their stay, and to return it in a similarly clean state upon departure.
🔧 The landlord reserves the right to access the property, with prior notice, in cases where there are reasonable concerns regarding maintenance, safety, or appropriate use of the apartment.
🏛️ As the building dates from the early twentieth century, some original elements may be more sensitive to humidity and intensive use. The apartment should therefore be treated with care at all times and returned in the same condition in which it was received.
🚪 Departure Instructions
Before check-out, tenants are kindly asked to follow these simple departure guidelines:
🛏️ Gather used linen, including sheets and towels, and leave them on the bed or in the living room.
🧹 Basic tidying is appreciated to help facilitate the cleaning process.
🧊 Empty the refrigerator and remove all personal belongings, including household waste.
🗑️ Household waste may be disposed of in the bin room located outside the apartment.
🔑 Please leave the main keys inside the secure lockbox, ensuring it is properly closed and reset with a random code.

Once you send a booking request, the host is notified that you are interested in their listing. From that moment, they have 24 hours to approve or reject your booking.
Hosts are mainly interested in the profile of their guest. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your booking will more likely get approved.
You can take a look at the contract in advance and online with every listing. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the hosts on Flatio.
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the host and ask them if they're willing to give you a personal tour of the rental unit.
In the event that you move in and the rented accommodation doesn't match the information on Flatio, let us know as soon as possible!
If the conditions for the withdrawal are met and the host can't fix the issue immediately, you have the option to withdraw from the lease agreement with a full refund. We'll also actively help you find an alternative accommodation and remain by your side until everything is fully resolved.

How you can cancel a booking varies depending on what stage the booking is in.
Is your booking request still waiting for host approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your booking request, and you are no longer interested in it. In that case, you can still cancel the booking before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the host accepts your booking, the living space is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved booking and also a valid agreement? In order to cancel your booking, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
Quiet place without any tourists
A quiet little neighborhood, tucked away behind some busy areas.
One of the highlights was the private little garden, such a lovely and peaceful place to relax. To our surprise, Katila even bought some groceries for us so we could have a snack after the flight. That was such a thoughtful and heartwarming gesture! I’ve truly never experienced this level of care and hospitality before.
Also the location of the villa is great!
We couldn’t have asked for a better place or a better host. Highly recommended! 🌿✨

Quartier calme mais proche du centre et des commerces, de nombreux transports en commun sont disponibles.
Vila candida is local and quiet. The street outside a bit more noisy (but you can't hear from the apartment) and it has all the services you need (supermarket, pharmacy, cafes, gym etc).
The neighbourhood of Graça and the three wonderful miraduros nearby.
The apartment is very cozy and ready for living, the terrace is wonderful! The kitchen is fully equipped, it's really pleasure to cook there.
Quiet neighborhood, but close to a couple of beautiful viewpoints and cafes.
