Location doesn't get much better than this. You are situated on Dimitros 8, a peaceful residential street that is just one block away from the beach.
Beach & Promenade: A 2-minute walk takes you to the Palaio Faliro promenade, perfect for morning runs, sunset strolls, or a quick dip in the sea.
Convenience: You are walking distance to local cafes, traditional tavernas, supermarkets, and pharmacies.
Connectivity: Easy access to public transport (tram and buses) to get into the historic center of Athens or further down the Athenian Riviera.

🌿 Fair Use Energy Policy (Heating & AC)
To keep our rental rates competitive and encourage eco-friendly habits, monthly rent includes a generous utility allowance (electricity, gas, and water) of up to €150 per month. This is more than enough for normal, comfortable daily use of the heating and air conditioning.

To ensure transparency and protect both parties:
1. Meter Readings: We will take clear, time-stamped photos of the utility meters during our physical check-in and check-out. These numbers will be officially recorded in our signed Flatio Handover & Takeover Protocols.
2. Excess Consumption: Any energy consumption exceeding the €150/month cap will be billed directly to the guest at the exact local utility provider rate, with no extra markup.
3. Billing: If you exceed the cap, we will provide you with the official utility bills as proof, and the outstanding balance must be paid directly via bank transfer or PayPal before check-out.

We kindly ask that you turn off the air conditioning and heating when you leave the apartment for the day and keep windows closed while these systems are running. Thank you for helping us protect the environment!

🏡 Family Building & Quiet Hours
Please note that our apartment is located in a quiet, peaceful residential building primarily occupied by families. We kindly ask our guests to treat our neighbors with the utmost respect. Loud parties or large gatherings are strictly forbidden. In accordance with local Greek regulations, official quiet hours must be respected: during the summer (April 1 to October 31) from 15:00 to 17:30 and 23:00 to 07:00, and during the winter (November 1 to March 31) from 15:30 to 17:30 and 22:00 to 07:30.
