This was the first time using Flatio and I think the services and communication was excellent. I had a lot of difficulty making the payment due to the processing partner's location, but Flatio helped me work through it with my bank. I was also able to message the host through Flatio and the host was gracious in understanding why there was a delay.

The check-in checklist is a bit excessive, it should be made 1) digital and 2) easier. Given that the guest has 48 hours to bring up any issues. I don’t see the point of going through this process with people.

Flatio is super useful for us in bridging the gap between 'AirBnB' style short stays and long-term letting. Our nomadic lifestyle means letting out our place for 1-3 months at a time is our ideal - and Flatio helps us do that in ways AirBnB and SpareRoom, for example, can't. In our city, you also need a special license from the City Council to do 'Short Lets' which are defined as 28 days or less. We decided that we'd rather share our place with people on a minimum 1 month basis - to avoid the AirBnB management required and to protect our home better. (People staying for a month are wayyyy less likely to trash your place - they're just like us - want a place priced reasonably to work from somewhere else for a while.) Flatio helps us target people that might want a Medium-Term Let - we're not in it for the money, we would just like to cover our rent whilst travelling ourselves. When trying to maintain a fair monthly price on AirBnB for example, you come in at a much lower price than e.g. 30 x 1 night costs, and attract the wrong kind of people. Apologies - I'm a fan girl! - lots to share :)
It would be super great if you had an app coming... as sometimes email notifications get buried... if you have that in the works and need some beta testers hit us up? My partner and I both work in Product/Tech and would be happy to give it a whirl!

The service fee is quite high for not much service. On other platforms, check in and check out instructions are listed within the site, but you really had us going offline to take care of those things. With Airbnb, I typically always use their app's messaging platform exclusively in case there's ever any issue so customer service can review themselves. Having to privately message on WhatsApp was convenient and I'm lucky my host was amazing and trustworthy, but you never know.
